01 — story
Heat inside. Cold outside.
The starting point is simple: a small room, a family ritual, a long memory.
SAUNA. begins with the old Nordic pattern: into the heat, out into the cold, back clearer. The product is an attempt to make that ritual durable, repeatable, and built well enough to last.
Bitcoin is part of the context, not a slogan. It shaped the time horizon: build for decades, keep the system understandable, and make the energy logic visible where it is useful.
LYN.
Origin, documentation, tools, specification logic, and wider company context.
SAUNA.
Product, customer-facing brand, and eventual Lugano operating company.
design
Groundwork Studio, Copenhagen. Fixed product language and module geometry.
standard
KOERNER-informed sauna construction knowledge translated into build documentation.
execution
Local craftsmen, contractors, and materials under approved supervision.
02 — design
Longevity over trends.
Designed with Groundwork Studio in Copenhagen, led by Morten Bo Jensen.
The design should not need constant explanation. It should be quiet, durable, functional, and specific enough that every project still feels like part of the same family.
03 — standard
KOERNER as reference standard.
KOERNER Saunabau, Albstadt. Founded in 1949. Third generation.
KOERNER gives the project a construction reference: sauna experience, tolerances, ventilation, timber, heat, moisture, and the details that matter after years of use.
Outside DACH, KOERNER does not need to be the factory for every project. The important part is that the build standard is clear before local work begins.
04 — system
2,100 projects. Seven modules.
The cap is not 2,100 identical products. It is 2,100 numbered outdoor projects. Indoor installations possible, shaped to the building.
fixed
Module language, proportions, material standard, sauna logic, quality gates, and numbered programme.
bespoke
Site, orientation, climate, local materials, foundation, access, water, electrical, and operating use.
outdoor
2,100 numbered outdoor projects. Then production closes.
indoor
Indoor installations possible, shaped to the building.
06 — modules
Seven modules
A limited set of parts creates enough variation for private, hospitality, and waterside sites without turning every project into a blank sheet.
m1
Sauna
The core cabin. Panoramic glass. Finnish sauna. 80-110 C. 4-6 persons.
m2
Swimming Bridge
Direct water access. Steel structure, timber deck, site-specific fixing.
m3
Changing Room
Transitional space. Skylit. Bench, storage, and optional M4 integration.
m4
Thermal Module
Compute hardware as heat source. Optional. Feasibility depends on site demand.
m5
Outdoor Shower
Cool-down module. Stainless steel 316L. Hose or plumbed connection.
m6
Storage
Weather-sealed storage for robes, towels, slippers, and site operation.
m7
Cold Plunge
Cold immersion basin. Self-contained or site-connected by specification.
07 — local build
Specification travels. Some work stays local.
Outside DACH, the product should be clear enough that local execution can be used where it makes sense.
01 site review
Location, climate, permits, access, utilities, local material availability, contractor quality, and intended use.
02 build package
Module selection, drawings, bill of materials, sourcing plan, scope split, schedule, and quality gates.
03 local build
Foundation, envelope, cladding, glass, steel, services, and finish work executed by approved local teams.
04 commissioning
Sauna performance, heater safety, M4 feasibility where relevant, operating handover, and numbered unit registration.
08 — vision
Calm sauna sites, built with collaborators.
Some projects may be private. Some may be hotels or residences. Some may be operated by SAUNA. directly. The common point is the same: heat, cold, rest, and a product standard that can be understood before anyone builds.
The journey starts in Lugano because the context fits: Bitcoin, hospitality, energy, and a network that can understand the experiment.
09 — stress test
Don't trust. Verify.
The memo should not be the first thing people see. It should be the stress test after the story is clear: assumptions, site economics, build responsibilities, M4 logic, and what the first site is meant to prove.
